Typically render in excess of 20mm required structural pinning. Most of the delamination appeared due to water tracking behind the render as a result of various mechanisms e.g. cavity flashing failure, existing façade membrane failure, stair well floors without membrane turn up.

We carried out a Defects Inspection, wrote a Technical Report which formed the basis of a Technical Specification. The Body Corporate needed to fast track the process as render spalling was deemed to be safety risk.

We  selected and invited specialist contractors (in discussion with the owners) considered capable of performing the works to tender. Further we coordinated a tender briefing for the contractors, and requested formal tender schedule of costs to enable the propose works to be competitively be evaluated .

We  reviewed received tender schedules and any alternative offers, then provided recommendations to the Owners on the lowest tender and recommended contractor (these may not necessarily be the same).

SWConsult continued to provide engineering services such as pre contract consultancy, Contract Preparation, Superintendency, technical support, and attendance of meetings which were minuted. SWConsult approved payments and generally looked after the project on behalf of the owners
